New Malden

New Malden is a busy and vibrant town in the south west area of London.   This suburban town has a shopping centre that rivals those of the larger towns in the country, and plenty of things to see and do.

Most of the area falls within the Royal Borough of Kingston upon Thames, and the town is only 9.4 miles from Charing Cross, so obviously links to London are well developed.

New Malden has some claims to fame, with two of its sons, Ian Bazalgetter and Cyril Barton, both receiving awards during the Second World War.   Their acts in the war are seen as being some of the finest and most heroic the country has ever seen. The awards were posthumous, and as a mark of their fame, Bazalgette Gardens and Barton Green were named after them.

New Malden is a great place to start thinking about buying a house.   Why not take the plunge and buy in one of the few suburban areas in the country that has good and reliable links to London?

The maximum loan you can take out to purchase a residential property is mostly based on your personal income and your outgoings (what you spend your income on).   The balance between the two is crucial for any kind of loan decision being made in your favor.   Most of the lenders in the country use an income multiple system, whereby they will give you an amount based on multiples of what you take home.   This multiple will rely heavily on your credit history and the lender and what they are able to offer.

If you already have a mortgage that you are servicing the lender will look at this and your payment history and use this to make their decision.

If you plan to buy in New Malden, and stay there for over seven years, and you are the type of person who likes the security of simple, regular payments, then a fixed-rate mortgage may be what is best for you.
